Capital City Real Estate Starting Construction On New Beltline Condo Building The Roycraft
With Atlanta’s condo market back in full swing, developer prepares to break ground on 42-unit project in Virginia-Highland
ATLANTA, March 22, 2021 – With the light at the end of the pandemic tunnel growing brighter, and Atlanta’s in-town real estate market getting stronger, Capital City Real Estate announced that it is breaking ground on The Roycraft, a new 42-unit luxury condominium development on the BeltLine, in Virginia-Highland.
Capital City will start construction on the six-story midrise at the end of this month, with first deliveries slated for summer 2022. Sales and marketing are being handled by @Ansley Developer Services.
Located at 675 Drewry Street NE, with direct access to the Beltline’s Eastside Trail, The Roycraft will feature one-, two- and three-bedroom condominiums priced from the low $400,000s to $1.2 million.
Atlanta has seen a surge in condominium sales in early 2021. According to FMLS data, closed transactions were up almost 10% for the combined months of January and February compared to the same period last year, which notably preceded the pandemic.
“Obviously, there was a big focus on the market outside the perimeter last year, but now we are seeing the in-town market perk up in a big way,” said Vicki Johnston, Partner and Director of Sales & Marketing for Capital City Real Estate. “Virginia-Highland in particular has seen increased demand coupled with very low inventory. With construction on The Roycraft underway, buyers now have the opportunity to lock in a purchase price, in addition to locking in historically low interest rates.”
The Roycraft takes its design cues from the historic Craftsman-style homes that dot the Virginia-Highland neighborhood, but the building adds modern touches including large, cantilevered balconies on corner units. Capital City responded to the pandemic by incorporating a number of virtual resources to help buyers conduct their search and facilitate the buying process at The Roycraft. The Roycraft website (www.theroycraftcondos.com) includes video walk-throughs and 360-degree panoramic tours for each floor plan. Buyers can also view current pricing and association fees.
The firm also partnered with Edgewise, a homebuying portal that allows buyers and their real estate agents to submit offers directly through the website, and access important documents including The Roycraft’s purchase agreement, condo declaration and preferred lender information.
Homes at The Roycraft feature custom kitchen and bath cabinetry in a variety of finishes; 6¼-inch wide-plank flooring; Quartz countertops; and stainless-steel appliances from Kitchen-Aid or Jenn-Air. Baths come with a hex-pattern floor tile or upgraded terrazzo tile; tiled shower surround; and choice of chrome, nickel or brass plumbing fixtures. Primary baths include double-bowl vanities and a separate shower and soaking tub, per plan.
Every condominium has a large balcony, terrace or rooftop deck; organized closets; and garage parking. Private, assigned storage is also available.
