Avoiding the speed bumps

According to the Collins Dictionary, a speed bump is “something that stops a person or thing from progressing.” In common parlance, it is often used to refer to an obstacle that could have been avoided — if one had the knowledge or ability to sidestep it or to take a different route.

The world of residential real estate development is full of potential speed bumps, especially in today’s stew of rising interest rates, soaring labor costs, massive supply chain issues and manufacturing delays.

As Cyndy Salgado, EVP of Development Sales & Marketing, reflects, “At times like these, full of uncertainty and instability, our developer clients appreciate that they can rely on the @properties Development Group team for insight and stewardship. We have managed successfully through numerous economic cycles since our founding in 2000, which gives us a perspective on current conditions that is so helpful for developers who are taking on new projects today. I’d call it a kind of pragmatic wisdom that is both thoughtful AND action-oriented.”

Salgado continues, “For example, our decades-long experience in the design of residential space and how people use it comes in handy in helping our developer clients avoid unnecessary time and expense. When we’re part of the design review process from the beginning, we can help establish sound logic for essentials like room dimensions, flow, materials, access to natural light, along with practical suggestions for key features like kitchens and bathrooms.”

“With thousands of agents in the Atlanta and Chicago markets, the @properties Development Group team also has a unique understanding of markets, neighborhoods, shifting demographics and macro economic trends,” Salgado explains. “We know where new schools and retail centers are being built and we’re clued into local investments in greenspace and public parks. And as civic and business participants, we can anticipate how companies and industries are being recruited into urban markets, and know how this dynamic will affect demands for residential development.”

“There’s nothing more important than having control over time-to-market for developers, so being able to help our clients avoid obstacles, distractions, surprises, miscues and waste is core to our mission within part the @properties Development Group does every day,” Salgado shares. “Helping our clients avoid the speed bumps is really just part of our nature!”
