One of @properties Development Group’s (@DG) newest projects, Wolfram18, is a prime example of how we leveraged market expertise backed by decades of experience to design homes that people will fall in love with. This collection of eighteen single-family homes in Chicago’s West Lakeview neighborhood features everything that buyers are looking for in city living: high-end, sustainable finishes; functional, flowing spaces; large entertaining areas; and an abundance of private outdoor space. We spoke with Candy Scott, Founder and Creative Director at MOOD | Design + Build, for a closer look at this new luxury development.


@DG teamed up with Chicago-based MOOD | Design + Build to provide buyers with the perfect backdrop to personalize their homes. “A lot of builders have an interior designer on staff, but Wolfram18 has strategically partnered with MOOD to bring forward the kind of custom concierge services that people desire,” explains Scott.


Available in three- or four-story plans, the homes at Wolfram18 are wide, bright, clean and contemporary. High ceilings and recessed lighting are complemented by energy efficient windows and wide plank white oak flooring. “We are seeing a higher demand for more natural light and a lighter look and feel across the board, and that’s exactly what buyers will find at Wolfram18,” says Scott. Instead of natural stone or quartz, MOOD opted for a more sustainable option: porcelain tile and countertops in a matte, natural finish can be found throughout the kitchens and baths.


This design aesthetic is carried through to the chef’s kitchen, which features sleek cabinetry from Chicago’s own Amberleaf, as well as an impressive suite of Wolf / Sub-Zero appliances. “At MOOD, we are uncompromising in the way in which kitchens are organized. This means having an appropriate island with plenty of room for food prep, excellent lighting for cooking and ample seating to accommodate the entire family or guests comfortably.”


Scott also reflects on how the pandemic influenced interior design trends: “People are falling in love with their homes again. It’s less about profit margin and resale value as it is about enjoyability and livability for the current resident. Buyers want interiors that are beautiful and functional to meet their family’s needs. Single-purpose spaces and furnishings are out, and livable luxury is in!”


At Wolfram18, the garden and third levels offer the most options for customization. While the homes are located near several public parks, residents will enjoy their own private outdoor terrace, ideal for entertaining or retreating for a quiet moment. Downstairs, the garden level can serve as a play space for children, a home office for today’s hybrid workers and even a guest suite for an in-house nanny or au pair. “We prioritized privacy, versatility and function in these spaces without sacrificing high-end design,” says Scott.


Earth-conscious buyers will feel good about how these homes were built, too. “As a firm, we care deeply about green initiatives and working with environmentally-friendly products, materials and manufacturers, and this is echoed in current home trends,” explains Scott. “For example, we’re recommending a brand of paint called Smog Armor that actually removes pollutants from indoor air.” Additional “healthy home” features at Wolfram18 include energy-star certified appliances, EPA “WaterSense” approved plumbing fixtures, high efficiency HVAC and hot water tanks, LED lighting fixtures and EV chargers in the garage.


Thoughtfully designed from top to bottom, Wolfram18 captures luxury city living with homes that can be enjoyed for years to come.
