K Giles Launches Wolfram18, New Single Family Home Development In Lakeview

Chicago developer, K Giles, LLC, has announced the start of sales for Wolfram18, a new community of 18 luxury single-family homes in the highly sought-after West Lakeview neighborhood.

Lining both sides of Wolfram Street, just east of Paulina, the 3- and 4-story homes at Wolfram18 will feature up to 6 bedrooms and 4 full baths, plus 1 or 2 powder rooms.  The homes also offer abundant outdoor space, including a landscaped front yard, hardscape back yard, rooftop terrace, and a deck above each home’s 2-car garage. The homes range from 3,867 to 4,650 square feet.

Prices start at $1.725 million, and construction is already underway with first deliveries slated for summer of 2022. @properties Development Group is handling sales and marketing.

With architecture by Pappageorge Haymes Partners and interiors by Candy Scott of MOOD Design + Build, Wolfram18 will feature classic Chicago masonry exteriors and contemporary interiors.

Plan highlights include a professionally designed kitchen; primary suite with two walk-in closets and en-suite bath with free-standing soaking tub, separate shower, and separate vanities; finished lower level; and, in larger homes, an optional rooftop media room/home office with powder room, wet bar and access to the adjacent roof deck. Thoughtful touches include a mudroom, full-size laundry room on the bedroom level, optional second laundry on the lower level, and ample storage space throughout each home.

Other standard features include 11’ ceilings on the main level; Wolf, Sub-Zero and Cove appliances including a wine refrigerator and built-in coffee/espresso system; Quartz countertops; Kohler plumbing fixtures; pre-wiring for electric vehicle charging, and multi-zone HVAC controlled by Nest thermostats.

North Side single-family homes have been one of the hottest segments of the city housing market. According to data from Broker Metrics, 438 single-family homes sold in the combined Lincoln Park and Lakeview market areas through the first 10 months of 2021. That’s 20% higher than the full-year total for 2020 and 24% higher than the full-year total for 2019.

Wolfram18 gives buyers access to two highly touted Chicago Public School districts. Homes on the south side of Wolfram Street are located within the Prescott Elementary and Lincoln Park High School boundaries, while homes on the north side of Wolfram are located within the Burley Elementary and Lake View High School boundaries. The development is also one block east of Chi Che Wang Park, and near Hartland Park, Midtown Athletic Club and Interstate 90/94.
